Our residential lettings service combines a centralised management and administration side with our frontline sales team. This means we have people across our area who can provide local expertise and assistance in marketing your property and facilitating the let who can rely on the specialist knowledge they and you need. Our lettings team will then handle the management of the property and tenancy working closely with your local team who will assist with inspections and check out.
The advantage in this for our landlords is they get enhanced sales and marketing of their properties but know that this is backed up by specialist lettings knowledge and experience. Many find knowing we have staff in their local areas during the working week is comforting in keeping an eye on their investment. Marketing is via our website, OnTheMarket.com, rightmove.co.uk, facebook.com, office displays and lettings lists. Where landlords are considering both sale and letting we can easily market for both.
Tenants also find the local network and area knowledge useful.
We are memembers of the National Association of Estate Agents (NAEA) National Federation of Property Professionals (NFoPP) who provide a Client Monies Protection Scheme (CMP). We are also members of The Property Ombudsman Scheme to provide both landlords and tenants with the best of protection.
While we don’t aspire to pitch our service on the basis of being cheap, we have tried to make sure it offers value for money and is transparent. Whether landlords want let only, rent collection or full management, we aim to make sure that you know what the costs will be and work hard to make sure nothing is unexpected. All marketing is on a ‘no let no fee’ basis and our move in fees cover the cost of finding the tenant, conducting viewings, drawing up contracts, a full colour and exhaustive inventory (one of the most important things we do and essential for a smooth tenancy and protecting your investment), meter readings, contacting utility companies and doing the move in and forwarding documents and, where the property is managed, registering and holding the bond. Gas Safety Certificates and Energy Performance Certificates can be arranged but are charged separately. Our management fees cover the cost of rent collection, payment to you, monthly statements, quarterly inspections, dealing with management issues and arranging for repairs, checkout and consultation with you before returning the bond. With ever increasing amounts of legislation regarding lettings we are finding more and more landlords are seeking to have their investment properties managed by us. For tenants we aim to qualify their application personally and discuss it with our landlords before we submit it to our referencing party. It is only then that we would ask for the administration fee and, assuming all the information on the application is correct, a tenant will never find that they have paid a fee unsuccessfully.
Maintaining good working relationships with both landlords and tenants is critical to us. This website provides a maintenance issue reporting function that means we can gather the essential information early on to resolve issues quickly while also seeking to protect our landlords from unnecessary costs. We understand that all our landlords and tenants are individuals and seek to tailor what we do with what works best for them.

For managed properties we charge £270 (£225+VAT) for marketing, finding and installing a tenant and then 12% (10%+VAT) of the monthly rate. This includes preparations of an inventory.
For let only properties we charge £330 (£275+VAT) for marketing, finding and installing the tenant.
For rent collection we charge £270 (£225+VAT) for marketing, finding and installing a tenant and then 6% (5%+VAT) of the monthly rent. This includes preparation of an inventory.
Renewal of tenancy admin charge is £90 (£75+VA)
Holding and registering of a deposit £30 (£25+VAT)
For let only holding and registering of a deposit and assistance at checkout is £120 (£100+VAT)
